Purpose of Role
The Greenfield Head of Property is responsible for the operational leadership of the greenfield property portfolio, ensuring school facilities are safe, compliant, sustainable, and aligned with ISP’s long-term educational and business objectives.
The role is responsible for the delivery of new greenfield projects (both ISP funded and in collaboration with property developers) working closely with school leaders, ISP management, and external stakeholders to ensure successful outcomes balancing cost-efficiency with quality outcomes. The Greenfield Head of Property also oversees the efficient operations, maintenance, and compliance of the greenfield property portfolio, focusing on quality, cost management, and environmental sustainability
The role requires close partnership with school leaders, regional management and the ISP global property team, involving regular regional travel and occasional international collaboration.

ISP Greenfield Head of Property Key Responsibilities
Project Delivery and Capital Works
- In conjunction with the Head of US Greenfields, identify potential sites that represent attractive opportunities for a new school opening
- Oversee the planning, procurement and execution of new greenfield projects including, where appropriate, developing and managing relationships with property developers
- Ensure capital works are delivered on time, within budget, and to agreed quality and safety standards.
- Work with the global property team to adopt and implement design standards and procurement frameworks.
Facilities and Asset Management
- Lead the implementation of regional property strategy in alignment with ISP’s global property strategy and infrastructure goals.
- Support schools in refreshing and delivering their 5-Year Infrastructure Development Plans.
- Maintain a comprehensive asset register and lifecycle management plans for all school facilities.
- Align facilities planning with school enrolment projections and pedagogical needs.
- Track and report KPIs across facilities management, informing decision-making and continuous improvement efforts.
Operations, Maintenance and Compliance
- Oversee and enhance preventive and reactive maintenance programs across all schools.
- Conduct regular site inspections to ensure safe, well-maintained and legally compliant facilities.
- Ensure compliance with all applicable local, national and ISP global property regulations and safety standards.
- Lead internal audits and support external inspections to maintain compliance.
- Manage and optimise the facilities operating and capital expenditure budgets.
Health & Safety and Risk Management
- Lead risk assessments of physical infrastructure and ensure appropriate mitigation plans are in place e.g. Security and Food Hygiene risk assessments
- Monitor and improve health and safety and safeguarding practices related to facilities in schools, in line with ISP and legal requirements e.g. Chemical and tool management, cleaning procedures
- Provide training and guidance to school teams on facilities-related risk management.
Environment Sustainability and Efficiency
- Champion sustainable property practices, including energy, water and waste management.
- Identify and implement opportunities for improving environmental performance of school buildings.
- Promote environmental awareness and operational behaviours that reduce carbon footprint across school communities.
- Track and report environmental metrics, contributing to ISP’s global sustainability goals.
Stakeholder Engagement & Communication
- Serve as the primary property liaison for school Principals / Heads of School and regional leadership.
- Build and manage relationships with local authorities, contractors, consultants and external service providers.
- Communicate effectively with internal stakeholders to manage expectations, resolve issues and ensure transparency of property matters.
